WinwinCr was born from a real need: the ability to sell a property in the Southern Zone of Costa Rica without complications, without losing control, and without necessarily going through an agent. After experiencing this difficulty with my mother while trying to sell our own land, I understood that a modern, transparent, and professional solution was missing for property owners in the region.
Your property, presented as it deserves
To publish on WinwinCr, the following file is required:
- Proof of water access (ASADA or concession)
- Proof of electricity access
- Land use certificate (uso de suelo)
- Registro Público verification (ownership, folio real, annotations, encumbrances)
- Any other relevant documents depending on the property type
Listing is currently free for a limited time. A paid model will be introduced in the future.

Listing creation and complete property file
Owners can create an account, add essential property information, and define their sale conditions. Before publication, WinwinCr requires a complete and up-to-date file to ensure the credibility and compliance of each listing. This includes:
- Proof of water access (ASADA or concession)
- Proof of electricity access
- Land use certificate (uso de suelo)
- Registro Público verification (ownership, folio real, annotations, encumbrances)
- Any other relevant documents depending on the property type
This step ensures that every published listing is serious, transparent, and ready for a transaction.
Professional real estate photography (à la carte)
WinwinCr offers professional real estate photography as an optional à la carte service, to ensure a consistent and high-quality presentation. This optional service helps:
- Improve property visibility
- Ensure consistency across the platform
- Attract serious buyers
- Reinforce the credibility of the site and listings
Professional photography is optional and can be booked independently from the listing.
Additional professional services (à la carte)
Sellers can select additional services based on their needs:
- Visual services: professional real estate photography, aerial drone shots, 3D virtual tours, interactive floor plans, and immersive content
- Tramitología: WinwinCr can assist you in obtaining or updating required documents (water letter, electricity letter, uso de suelo, municipal certificates, cadastral documents, certified copies from the Registro Público)
Each service is offered at a fixed fee, simply and transparently.
Property discovery by buyers
Buyers can browse listings, filter by criteria, and view professional photos, videos, virtual tours, and available documents. They can then contact the owner directly to get more information or arrange a visit.
Direct and flexible communication
Once contact is established, owners and buyers exchange freely, ask questions, negotiate, and move forward at their own pace. WinwinCr facilitates the first contact but does not intervene in discussions or decisions.
Freedom to collaborate with a professional
WinwinCr recognizes the important role of real estate brokers in Costa Rica. If an owner wishes, they can choose to include a broker representing a buyer or collaborate with a professional at any point in the process.
