Is WinwinCr a real estate brokerage?
No. WinwinCr is not a real estate broker and does not act as an intermediary in negotiations or decisions. The platform provides tools, professional services, and visibility, but leaves each user free to manage their transaction as they see fit.
Can I work with a broker if I use WinwinCr?
Yes. Owners can choose to include a broker representing a buyer or collaborate with a professional at any point in the process. WinwinCr is open to collaboration and respects the practices of the Costa Rican real estate sector.
What region does WinwinCr cover?
WinwinCr focuses on the Southern Zone of Costa Rica, primarily between Dominical and Tres Ríos, a dynamic, growing, and highly sought-after region.
Does WinwinCr guarantee a property sale?
No. Like any connection platform, WinwinCr cannot guarantee a sale. However, the professional tools and quality of the files considerably increase the chances of success.
Listing a property
What are the fees for using WinwinCr?
Listing a property is currently free for a limited time. A paid model will be introduced in the future. Professional services (photography, drone, 3D, tramitología) are optional and available at fixed rates, à la carte.
What documents are required to list a property?
WinwinCr requires a complete file including: proof of water access (ASADA or concession), proof of electricity access, land use certificate (uso de suelo), Registro Público verification (ownership, folio real, annotations, encumbrances), and any additional relevant documents.
Why does WinwinCr require a complete file?
A complete file increases listing credibility, speeds up the sale process, avoids unpleasant surprises, protects both buyers and sellers, and ensures a consistent quality standard across the platform.
Are listings verified?
Yes. Before publication, WinwinCr verifies that the property file is complete and that the documents are consistent. This step ensures listing reliability and protects buyers.
Documents & tramitología
I don't have all the required documents. Can you help?
Yes. WinwinCr offers an à la carte tramitología service. We can assist you in obtaining or updating the necessary documents: water letter, electricity letter, uso de suelo, municipal certificates, cadastral documents, and certified copies from the Registro Público. Each service is available at a fixed fee.
What professional services does WinwinCr offer?
You can select optional services: real estate photography, aerial drone shots, 3D virtual tours, interactive floor plans, and tramitología. Each service is independent and can be chosen based on your needs.
For buyers
How do buyers contact sellers?
Buyers can browse listings, filter by criteria, and contact the owner directly. WinwinCr facilitates the first contact but does not intervene in exchanges.
Does WinwinCr intervene in negotiations?
No. Discussions, negotiations, and decisions belong entirely to the users. The platform provides the tools but does not participate in the decision-making process.
Can WinwinCr be used by brokers?
Yes. Brokers can browse listings, contact owners, and collaborate in the context of a transaction, according to the seller's preferences.
